Furniture Rental
There are several situations when furniture rental is your best option when staging a home.
The first situation is when you are staging a completely empty home. Very few houses will 'show' well if they have no furnishings in them whatsoever. There are exceptions of course, but usually homes show better and buyers linger longer in homes that are furnished.
A completely empty home needs a lot of furnishings, and a furniture rental company is one of the very few places that has enough inventory on hand to completely furnish an entire home in
a short time period. Some large staging companies also have extensive inventories that the stager pulls from when working on projects.
Another situation where rental furniture is a necessity is when the home has either very outdated furniture or the furniture is in such poor condition that it sends the wrong message to potential buyers. We always try to reuse and repurpose a client's furniture whenever possible, but sometimes this is just ill-advised.
As an example, we recently staged a townhome owned by an elderly couple who no longer lived in the home. The townhome was in great, well-maintained condition. The kitchen and baths were recently updated and the whole home was freshly carpeted and painted. The furnishings, however were from another era, and made the updated townhome look tired. Without replacing the furnishings with something that had a more updated feel, the townhome would still be on the market.
Furnishings that are worn, ripped, chipped, dented and in need of general repair bring down the overall impression of a home in a buyer's eyes. If the furniture is not well-cared-for, what about the other things in the home? We remove and store offsite any furnishings that need repair or that look worn in any way. Rental furniture gives us the quick option of replacing just those pieces that need it. Also, we usually can find rental furniture pieces that coordinate well with existing pieces because the inventory is so vast.
We also will rent furniture for special situations. Many homes have a certain architectural or period style that require the "right" furniture to reinforce the theme. Arts & Crafts homes and urban lofts are examples that come to mind. These types of homes will show better if you stay true to the genre. If the selling homeowner has not furnished the home true to that style, then we usually recommend renting the right furnishings that will better appeal to potential buyers who expect to see a certain dcorating style in that type of home. That is, if potential buyers expect to see modern furniture in an urban loft, then that's what we give them...go with the flow and reinforce their expectations.
