Home Staging Strategies
What are the types of home staging strategies we use when we stage a home for sale? In all reality, there are really only two strategies that we use.
The first strategy is to highlight, and draw attention to, the key selling features of the home. All homes have at least one or two wonderful characteristics that potential buyers might have on their wish list. Is it large windows, a wood burning fireplace, a secluded lot? Maybe the home has a terrific floor plan or an extra bathroom compared with others in the neighborhood. It is our job as stagers to make a list of these distinctive selling features and make sure that our staging efforts emphasize the special selling feature and its functionality.
The second strategy is to deemphasize any characteristics of the home which could be perceived as a negative. No focal point in the living room such as a fireplace or large window? We might
position a few bookcases on a long wall and arrange the furniture in a conversation grouping near the bookcases to provide interest where there is none. Another example is in the photo depicted above. Although clean and in nearly new condition, the tub and small windows in this bathroom don't really wow potential home buyers -- and the tilework, while nicely done, isn't very memorable. By painting the walls a very rich Greenbrier Beige (Benjamin Moore HC-79), the window mouldings really stand out and the tilework looks new and very pristine. The artwork mimics the size of the small windows giving the impression that the walls are full of windows when, in fact, they aren't. Paint and the right artwork took what could be a boring bath and turned it into a memorable retreat.
By thinking in terms of these two strategies, you can craft a very successful home staging plan for your home.
