When we stage a home for sale, we always use a three-step plan:

• Step 1. Get everything in proper working order


• Step 2. Clean, organize and declutter possessions


• Step 3. Redesign and stage the spaces

A lot of time and money has been wasted to get to that point with no hope of a deal. Every agent in town will soon know that the roof has "issues" and, in this market, issues mean that buyers will be directed somewhere there aren't any issues. The devil is in the details, as they say, and those details merit your full attention before you list a home for sale.
