Sell house? In this market? Yes, it's possible...but only if you have the best house, at the right price, and your marketing plan is on target.
What constitutes the best house? - Location is certainly a factor as it always has been. How close is the home to good schools? Is it convenient to services and transportation? Is it on a nice interior lot or does it back up to a well-traveled roadway? All of these are location factors which can affect how your home is perceived by buyers.
- Is your home in good repair? Don't give buyers any excuse not to seriously consider your home. Fix everything that is broken and service (tune up) everything else. If something doesn't work properly, then the buyer will assume that every other system in the house is "suspect".

Stage your home.
Staging will give buyers reasons to buy your home by making it more appealing, roomier and fresh.
Pick the right price. - Check out what other homes have sold for in your neighborhood and price your home very nearly to what these homes sold for.
- Make sure your pricing information is current. In a declining or rising market, prices can change very quickly. Last year's prices are usually not a good indicator of what a buyer is willing to pay this year. To sell houses need to be priced perfectly.
Market your home. - Whether you select an agent or decide to sell the home yourself, you will need to have a marketing plan. Very few things in this world sell themselves...including homes.
- Start with the internet. More and more buyers are looking at homes online before they contact an agent or make a viewing appointment. Take lots of pictures of your perfectly staged home to show buyers all the great features and the spacious rooms.
- A sign is important not only for agent-listed properties, but if you are selling yourself, this will be your best advertising. Neighbors might know someone who might want to live nearby and your sign will tell them your home is available.
- When you market your home, think about who the buyer might be. In many cases, it will be someone younger than you are. How are you going to reach them? What do they read? Can you target them with a mailing? Do you need an MLS listing?
These are just some of the tips we use to sell. House sales and prices have been reported to be bottoming all over which is good news for those of you who want/need to sell.
Another factor to keep in mind is that buyers are looking for a good deal which means a lot of value for their dollars. You can achieve value by lowering your price or adding more perceived value to your property. Which of these two choices do you want to make?
